First Conversation

Every engagement begins with a private call. We talk about what you want — quietly, without obligation. The kinds of homes that matter to you, your sense of timing, the practical pieces (work, schools, family). It's a get-to-know-you, not a sales pitch.

Phase 02

Preparation

Before we begin touring, we connect you with the right lender for a pre-approval and confirm your search criteria. Kate maintains relationships with local private banks and regional lenders who specialize in jumbo and bridge financing for luxury and estate purchases.

Phase 04

Offer & Negotiation

When the right home appears, we move with care and speed. Kate prepares the offer, advises on terms beyond price (financing contingencies, due diligence period, closing timeline), and negotiates on your behalf. The goal is the right outcome for you, not the fastest one.

Phase 05

Due Diligence & Closing

Once under contract, we coordinate inspections, appraisal, and any specialist reviews — septic, well, structural, environmental — as the property warrants. Kate works alongside your attorney and lender to keep the closing tracking on time and the surprises to a minimum.

Do I need to be pre-approved before we start looking?
Not for the first conversation, but yes before serious showings. In the Upstate's luxury segment, sellers expect to see a verifiable financial position with any offer. Kate will introduce you to a lender who can work at your level.
How does Kate find off-market homes?
Quiet networks: prior clients who may consider selling for the right buyer, cooperating brokers in the local Realtor circle, and the occasional whisper from a builder or estate attorney. Off-market opportunities are not a feature of every search, but they appear often enough to be worth pursuing.
What does it cost to work with Kate as a buyer?
In most South Carolina transactions, the listing brokerage compensates the cooperating (buyer's) brokerage as part of the seller's settlement. Kate confirms terms with you upfront in a buyer's representation agreement before any showing. There are no hidden fees.
I'm relocating from out of state. How does that work?
Most of Kate's clients are relocating — from Charlotte, Atlanta, the Northeast, and beyond. We schedule efficient property tours, share neighborhood orientation video and notes when you can't be here in person, and coordinate with relocation counsel where helpful.
